Hi Everybody,

We are thinking about buying Loudoun Valley
The Overlook at Dulles-20166 !


How is this community ?

I want your precious and valuable suggestions ! I would greatly appreciate your time and please share your experiences ,thoughts on airport noise, 606 road, school zone etc ,Any tips while talking to builder while construction would be appreciated

And what could be the best deal If I buy harvard model

Did you see those towers across Old Ox Road with lights on the top? Those are lights to guide planes to landing at Dulles Airport which means runways are very close to The Overlook. I know there is a website that tells you the noise level, someone else will chime in with that. Also, there are no amenities in the community that I know of. No one knows how that community will do. Ask your agent about resale value in that area. My advice would be to buy in an established community, where your home will hold its value.

My issue with Toll Brothers: in the height of the real estate boom, they would advertise incredible deals on their new homes. When you were enough of a sucker to drive by to check it out, every lot that was for sale had a "lot premium" (even if it was a crappy lot). When asked where the no-lot-premium lots were, there were none. So, basically, false advertising, as there was no way to get the advertised property for the advertised price. They would advertise a low base price, then get their money on the lot premium.

What sort of base list prices are you seeing for the Overlook? I ask because I noticed a listing on the MLS for the Huntington development, Newington model at $546,495 - yet on the Toll Brothers website it has the same model in the same development listed at $582,995. The MLS listing is only a week old, leading me to believe it might be correct.

According to the Toll Brothers website for Loudoun Valley Homes, The Glen shares amenities with a few other developments by TB in the immediate area; Pools, rec centers, walking trails, etc.

I know one person who lives in The Estates but I don't know anything about the community except that the pictures of the rec center are really nice.

You should be able to look up airport noise levels, flood plain areas, current zoning and much more from the Loudoun County Tax Assessor's database (http://inter1.loudoun.gov/taxadmin/webpdbs2008/disclaimer.aspx - broken link). You can look it up with the development address: 42997 Addlestone. Look under the Map Layer Groups section. I don't live there to say, but my guess is you'll get at least some airplane noise.

Also nearby is the community of Brambleton so you might look into that area as well.

Yeah we been to brambleton ,but did not find any model homes to see. we saw few other we did not like except this loudenvalley -the over look.

Not sure ,about the area,schooling, airport noise etc If I buy that harvard home at 680k
