Hi all... Good Morning... This is my first post on this forum. I have finally found a forum that has so much useful information . I’m glad i have found it.

We are first time homebuyers and planning to buy a new single family home in Ashburn (preferably near 267 exit 7…toll brothers community or brambelton). Does anyone have information or a link to government website that lists out future developments in that area.

The reason, I'm asking is because, as of today there are new constructions being sold which are nearly 2 miles off the exit 7-267W and also new constructions are opening in brambelton, but I happened to see lot of undeveloped land just off the exit 7(on the right side as we go toward brambelton/old ryan road) or when you get on Loudoun county parkway in front of Verisign office.

Since we will be planning to move after 5 years, I would like to know if my house would be competing with newly constructed homes that are very near the exit 7-267 or Waxpool RD.

All the replies /advices will be greatly appreciated.

Just do a search on Loudoun County Comprehensive plan. Also check out this website: www.loudounsfuture.org. There are some interesting maps and information there.

I always found this site helpful in determining what retailers are going to pop up. It's not 100% accurate since changes are based on market conditions.

Another useful source of info might be the zoning of the area you're trying to research. That will provide you with a good idea of future developments.

On the west side of the Greenway:

Moorefield Station is slated for the area just past the Exxon. No residential. (You'll note that the site says groundbreaking in 2006, opening in 2007 - nope. Who knows when it'll get built.)

Moorefield Village is the development currently under construction at the intersection of Mooreview Parkway (Old Ryan Road) and LCP. There is residential, but I believe it is only rentals.

Loudoun Parkway Center South (http://www.akridge.com/properties/property_detail.asp?ID=89 - broken link) - commercial/retail.


On the east side of the Greenway:

Loudoun Parkway Center North (http://www.akridge.com/properties/property_detail.asp?ID=88 - broken link) - commercial/retail.

Loudoun Station (http://www.comstockcompanies.com/LoudounStation/default.html - broken link) - condos.

It shouldn't affect it. Toll Brothers is still on the hook to finish Loudoun County Parkway all the way through from Ryan Road to 606 (Old Ox Rd.).
