Anji I understand your sentiment. However I am not willing to repaint the owners home.This to me isn't fair. I submitted the Move In Inspection report and it hasn't been honored. I shudder to think whatelse can occur if I have any problems in the future.

UPDATE: The Property manager called me today to inform that if I inckude the receipt of services rendered for painting the house she will sit down with the owners to come up with a plan to have me compensated.

Isn't this what I wanted from the beginning? I guess me calling the Owner of the company helped.

I wouldn't do it. Why should you be out of pocket (and only possibly be reimbursed)? That's insane. I'd try and find another rental. Go to the top of the totem pole (I am pretty sure they need to be licensed with the state to manage properties-look up Virginia Dept of Professional and Occupational Regulations). Threaten to make a formal complaint if you can't get out of this. And RUN!

The Property Manager is liscensed. When I called Legal Aid I was told that I signed the lease and that this is where I made the biggest mistake. It is a contract that is binding and legal. Believe me I will be reimbursed even if I have to take the Owners to small claims court.

Optimistic, I don't think you'll win that in court. You signed the lease and from what I've read, no where in the agreement did the owners agree to paint anything for you.

At this point I am not going to let this bother me. I have learned a valuable lesson. If no reimbursement is established then its simply monies invested to make my surroundings suitable for my family.
