Buildings are finally starting to be demolished quickly in the downtown area. And so far, the new buildings that have replaced some spots have been architecturally sound (e.g. using brick instead of cinder block, mostly masonry exterior).

Now one home might not sound like much, it is significant. Tons of homes are being rehabbed (I just finished mine) which is basically like a new home in an old shell. But the number of such rehab opportunities is shrinking. I wouldn't be surprised that in a year or two, dozens of new homes will be going up. Time will tell.

Tell me something positive about Gary Indiana
1. Very few white people live there, which means it should be a liberal utopian paradise.

2. No one actually has to work for a living: socialism has long implemented and is now bearing fruit. Free everything for everyone!

3. 30.9% of households had a female householder with no husband present (2010 census) which means that it's a feminist paradise too. Don't need no stinkin' men!

What more could anyone ask for?

That person is paying a premium to clear out on the lake for a home.

The only people who care about 23rd and Jackson are those who don't live there but it does get quite a bit of tourism considering the only thing between it and the pj's is 'velt.

Check your sarcasm meter. The calibration might be off.
You might consider taking that into the shop to get it looked at.
