What are the advantages / disadvantages of being in the south vs the east of the island?
is the weather / temperature much different? the views?

The temps are pretty consistent, but rainfall is different. The views, of course, depends on where you buy, but ocean views are not that difficult to come by...I personally prefer the westside, as I like the dryness.
Maunawili looks interesting also. Im checking out the north east areas also, but they all seem very urban sprawlish. tantalus looks absolutely perfect, but not sure if they have things like cable internet there, since its a bit sparse.

You also have to walk the streets and find out who is who. I know great areas of nice homes, larger lots, upscale, low crime and family friendly but don;t expect any celebrations on the Fouth of July, but come Oshogatsu, your neighbors will be partying. Or no american flags will be hung out on Memorial day, but March 1st, the neighbor hood will be adorn with Korean flags.
Hawaii is a mixed melting pot of many many nationality and ethics, so finding a space where you are not the minority is going to be hard unless you move onto a military base. And remember even many AUS or NZ's expatriots will treat other whites from the mainland worst than most natives would.
My realtor also warns against houses in the Tantalus area because all of them have really severe foundation damage. They're built into steep hillsides and there's lots of rain. It's really not a place houses should be.
Honestly, if you have a burning desire not to see your neighbor's houses, I think Oahu is the wrong place for you. We're packed in pretty tight here, even in the "rich" areas. OTOH, bamboo grows tall, thick, and fast. You could just plant a perimeter of any house with bamboo and not be able to see the next house.
If you can afford 2.5 mil then you should look at a home in Maui. Much easier to find your type of living at one heck of a lot lower price per given square footage of land. Then fly in to Oahu when you need to, daily perhaps. Many do it.
I'd suggest researching Realtors on Oahu and contacting them w/your requirements. They'll pretty much tell you anything you want to hear. We, on the other hand, are gonna tell you the truth and make suggestions you may not like to hear.
