I am planning to move to the Honolulu area and I would like to know where is the nicest neighbourhood I can live in within my budget. I have $800,000 to spend on a lot + another $1,400,000 to spend on the new home construction. I do not want to live someplace to low in elevation or too close the beach. I want to be within a 15-20 minute ride to the beach however. But I need the lot to be least 1/2 acre. My plan is to build about a single story 4,500 sq feet home with a detached 800 sq feet guest home, with a pool, etc.....

My first response would be 'you should probably call a respectable RE agent'. However, that first response is fraught with contradiction. My second response would be, 'You should probably call a respectable psychiatrist, or at least stick to your meds" Take your pick, or use the 'search' function.

I don't think that is enough budget for what you are describing but I'd imagine you'd have to look on the west side toward Kapolei or the North Shore......

Check with a realtor to see what is available.

There is a very good chance that you can purchase a slightly used house for considerably less money than buying a lot, paying for engineering, paying development fees, architects, permits, site prep, and construction.

There are 31 total homes in Oahu for sale today that are at least 4,500 sq ft and sit on at least a 1/2 acre of land. Lowest price $1.475M for a fixer upper - median price about $5 million.

The good news - 90 lots for sale of at least 1/2 acre and just about all of them go for less than $800K for just the land.

Yes, I am confident that someone with over $2 million to spend on a home turns to an anonymous online forum for advice. Seems the kiddies are at play again on their computers.
