Advertisements

General question; answers not found yet, searching...thx !
Are TILE condo floors hard to locate ?? MOST ads have carpet. Ugh. Opinion sought if my below expectations are impractical. Later will place on CraigsList as none are as described at present.
Time frame "hoping" for an ad to appear is silly for me to do. Real Estate ads all seem to be studio or outrageous OLD places with slum appearances or " hoarding" areas for Sanford & Son. LOL
at HIGH cost. Leeward/Salt Lake best or Schofield area if nothing else. ( long drive to shop at Hickham Commissary or use theirs).

Profile- Single, kids grown, live solo, tile floors NO carpet at all
Retired, maybe p/t later, anywhere nearby. Time frame: November -Dec; and short trip a month or so prior to see and paperwork. Advance efforts to allow shipping a few things to a specific place and also car later. Advance planning to allow air trip reservations for "short visit" FIRST, and final second move.

Sought-"possible" at 1200-1500 & super if incl, utilities and tax, HOA etc. ??
Clean condo or high rise with "pkg incl " !One slot. NO studio and if lucky, IN unit w/d - NOT "community" hassle and expense wash/dry- been there done that, no way, reasonable means via elevator to use folding small rolling cart, to tote shopping items from secured pkg slot to unit.
Long ,term yearly lease no pets-no smoking.

Area - Salt Lake or Aiea, prefer Salt Lake location to access Hickham and hopefully bus stops nearby for use going downtown. Lack of city free, or even open parking, not practical. BUS!!

Once found, short trip to SEE, and make face-to-face paperwork and deposits etc. Will have Oahu attorney verify state law context, and validate. Return after round trip to ship a few things and small car .

I'm not sure what the question is - but you'll get better responses posting that on Craigslist under "Housing Wanted" - or looking for housing on craigslist.

Thank you, I am very skeptical about valid on line " anything" ads, incl CL. All are read with open mind but heavy scrutiny.
cross checking and validating facts often reveal bogus and very misleading portrayals. telling a poster " I WILL see first hand" make many vanish, as it is exactly what I will do. Too, many ads are short term " now" locations and not even projecting their obvious lease expirations that predict fall openings . "Plan" is a four letter word for many these days.

In Oahu, craigslist is really the own game in town. You don't have suitable alternatives.

Tile is not the preferred flooring in condos because it amplifies the noise heard in the unit below. Carpet does a little sound deadening, that's why it is used in multi-floor residences.

In your price range, you are not going to find much. It will be extremely small or just small in a bad area. Especially if you are expecting to have the expensive utilities included.

If you want tile floors, you might look at single level residences, which you probably won't find in your price range unless you can rent a converted carport.

Oh gosh. You want a place with parking included, too.

Good luck to you.

One thing I thought I'd clarify for most folks.

In places like New York or Boston, it is customary to have a broker for apartment hunting. You pay the price for that privlidge, usually 1 month rent. We don't have that here.

We do have property mgmt companies in Hawaii but there aren't that many. As a landlord, the price is high (10% of monthly rent) and you really only need one if you don't live in Hawaii. And there are far fewer landlords who don't live in Hawaii than people think.

All of the property mgmt companies, at least in Oahu, post the upcoming vacancies on craigslist. They all have very listings at any given time.

As whtviper1 mentioned, Craigslist is a good bet for finding a place. You do have to weed through bogus listings, but there are some jems to be had. You just have to watch the ads for a while. You will see a pattern. Cirrus Asset Mgmt always has places open near Waikiki, and they are easy to rent from short term till you find a better place.

As mentioned in other places on this forum, staying in a temporary place while you search for a better location on island is a good way to go. Vacation rentals or short term leases cover this.

It's hard finding a place that has a w/d in the unit and parking. Tile is easy to find. Since you do not have pets, there are a few leasing mgmt companies that can help you as well. Prudential, Bill Ramsey, etc. Best of luck.
