We are a one income family of 5 (3 kids under 7 with two in elementary school) with a monthly income of $7500. I know it is not much for Hawaii standards but it is what it is. Where would be the best and safe place to live on Oahu with this income? We are a military family and base housing might not be available so we are looking at options still at a reasonable distance to Schofield Barracks? How are the public elementary schools around the bases? Are there newer developments/sub divisions with refrigerated air conditioning around Schofield Barracks. All I've come up with while doing an online search are Ewa Beach and Kapolei. Schools seem to be better rated in Mililani but wonder if this would be even feasible for what we are looking for since the rental prices seem to be a little higher there.

Any advice is appreciated!

Mililani has several housing options that will more than likely fit your budget. All the schools are decent and the community is diverse with quite a few military.

Ewa Beach (Ocean Pointe) and Ewa by Gentry is also a nice housing fit (cost and type). The schools with the exception of the High School (Campbell) have mixed reviews; the high school is actually very decent.

But I think Mililani is your best bet!! Good Luck!!

Thank you. Would you choose to live in Kapolei with 3 small children? It just seems that the nicer and newer looking houses are in the Ewa Beach and Kapolei area. I have heard that not all houses have refrigerated air. Is this true? Housing allowance is a little over $2800 and COLA is a little over $1200 a month. I want to be prepared and make the right decision when it comes to signing for a rental home and not have a over the top electricity bill that we aren't prepared for. We are looking for at least a 3 bedroom single family home with a garage.

Not all homes have A/C. If you do get one with A/C you will pay a lot in electric. We have the highest rates in the US (according to one study).

We live in a townhouse and we just have window units in the bedrooms.

Thank you. We will have to be aware of that before we decide on a home. We tried no A/C in El Paso, Texas before and it was horribly hot. We moved into a house with refrigerated air the month after.

Take a look at the temperature ranges given on the City Data profiles for Ewa Beach vs El Paso... they're near the bottom of each.

First thing to note is that the average temps in Ewa... high, low, and median... only vary through the year by about 10 degrees, whereas the El Paso temps vary by 40 - 50 degrees. Also note that the El Paso highs are much higher than the Ewa Beach highs. On average El Paso averages over 15 days of 100+ F , while the highest temperature ever recorded in Ewa Beach was 93 F in 1967.

So Ewa Beach is not as hot, and regular breezes are cooling.

And as Mikala mentioned, electricity costs are much higher in Ewa Beach... they're about 2 1/2 X as much as the mainland average, and about 3X as much as El Paso ... so there is a powerful incentive not to use the A/C much.

Ewa Beach is a planned newer community with the majority of homes and condos having air conditioning. It is also one of the worst commutes on the island depending on when and where you have to go.

I'm planning to move out of Ewa if possible when my lease is up. Mililani catches some great breezes and it's a nice area, or seems to be. Have you checked out the AHRN site? There are some BAH listings right now.
