I've been looking for a small condo (divorced, empty nester in early fifties). I've seen them advertised between 90-150K in Waikiki and near the punchbowl. Is that realistic?

Those are usually always leasehold - meaning, you pay a lease rent monthly and you lose the property at the end of the lease (unless the lease is renewed) You don't own the property. You can simply be kicked out at the end of the lease regardless of what you paid. You usually can't get a loan for leasehold properties and over time as the lease gets closer, the property loses value.

Not only are they probably leasehold, they probably are a former hotel unit converted into a condo (sans not a full kitchen or even anything resembling a kitchen).

We do live about 1.5 miles from Waikiki and purchased an 11th floor 488 sq ft condo with a 137 sq ft lanai for $319,000 - makai view - to give you a price point

For apartments in the size you are looking in the Waikiki area - figure around $1,500/month for rent.

Again for comparison, In my building, in Waikiki, 500 sq ft, 1 bdrm units range from $325,000 to $575,000 depending on the view. They are fee simple units with no deeded parking.

Apartments in Virginia Beach rent for about 1200-1500/ month

Condos around 250-300k (larger but not cheaper either),
Neither have ocean views (Atlantic and temps between Jan-early March: 20-40 degrees)
