Anytime those words cross your mind, the answer is YES.

Why is the tenant moving? If it's because of necessity or because a deal too good to pass by suddenly came up, negotiate for severance, give plenty of time to pay, and get the agreement in writing.

Tenant paid rent late twice last 4 months and constantly complaining about stuff... then now the tenant say misses his family got laid off from work.

If its true tenant got laid off you should just let him go. Cut your losses and work on getting a new tenant. Evictions are a pain in the ASS.


You come out ahead if tenant leaves on his own and is as bad as you say. Landlording isnt all peeches and cream.
