I'm looking for a house and saw one that's in a killer location but needs to be demoed and re-built. If i'm looking into a two story, 3~4 br 2 bath w/ garage, nothing fancy, how much the construction will cost? Just a ballpark. and time? It's in East Honolulu.

He just finished building a house on that island, I think? It's always best to get recommendations from folks that have built things if you can. Also, when building your new house, get someone who has done houses in Hawaii, they're a lot different than mainland houses. At least, if you want them to be comfortable, they're different.

I would concur. $350k utilizing builder grade materials for perhaps a very simple, uncomplicated 3 bed/2 bath with garage. Demo, plans, permitting, fencing, landscaping, etc., etc. etc. are likely (much) extra. Whtviper's comment should be well understood with regard to costs that can quickly escalate.
