Initially, I posted this on an existing thread then decided that it really deserved it's own.
When tourists are outlawed then only outlaws will be tourists.

I believe the Prince Hotel was the last hotel built in Waikiki in1989. https://www.bing.com/search?q=when+w...ANNTA1&PC=HCTS

The Miramar Hotel was demolished for the new IMP. Other than illegal vacation rentals the only thing more tourists do is utilize the capacity we have. Is that so wrong?

I have read and heard that tourists are overwhelmingly choosing condos over hotels now. It makes sense because you don't have to go out for all of your meals.

I wonder if the trend will remain once "normal" returns? If so, a lot of hotels will be scrambling to add kitchenettes to their rooms or turning pairs of adjacent rooms into one-bedroom suites to attract business.

Given the average daily room rate in Wailea has been running roughly $800/night I don’t think they have anything to worry about.

It’s ticking up. Even the cheapest Marriott room is running $750/night.

Well, I have at least 3 condo properties that allow 30 day rentals. Very few owners are doing the vacation rental unless they are operating illegally and doing less than 30 days. There have always been hotels that have kitchenettes that can legally rent short term. Look at Aloha Surf and DHBeach Hotel and even Hilton Garden Inn. Funny that most motels/hotels had coffee machines but I doubt they are used that much with the Starbucks. I would agree that a minifridge is needed for your takeout leftovers but I don't think anybody cooks anymore. That is why they are broke! LOL

Newer buildings have been built for vacation rental but just not under the traditional hotel model. The Ritz and the Trump are two examples. They are not built purely under the traditional hotel model but they largely function as a hotel. The Hilton has also built a couple towers under the time share model but again, they function as hotels basically. All the newer resorts in Ko”Olina as well.

I have no problem with tourists and the large benefit they inject through the economy. But I do believe there needs to be a balance on a small island. The last couple years prior to Covid it felt like things were a bit out of balance to me.
