I'm moving to Gainesville and into a house share with two other people. I have received a lease that has a strange clause in it I've never seen in any other lease in my life.

The clause states that the tenants are responsible for any maintenance under $100. Where I live now, and everywhere else I've lived, there is a "reasonable wear and tear" clause that covers that first $100, and there is no charge at all for fixing appliances, etc. It seems with this lease, if something breaks, we are responsible for the first $100 of any repairs, which really sucks.

I'm not a student, much older, but I'm thinking this is just a way for landlords to screw students out of their deposits. I keep hearing about the strange lease provisions in Gainesville, and how students are losing their deposits because of them, and it worries me to be honest. I would not be moving into a roommate situation if I could afford extra unexpected expenses.

Anyone know anything about this, and is this standard, or just something this particular landlord added in?

I don't think there is any standard, just in that particular unit. Always read lease agreements carefully and if you are not satisfied with the terms, either negotiate or find a different property.

If its strange to you and you don't like it, don't sign it. There is such a glut of apartments in Gainesville that you may be able to negotiate that out. Won't hurt to ask.
