I was under the impression, that if you own a home in the maintenance free communities, OTOW will only repair roof problems, but will not put on a new roof.

I think you are correct. In Indigo and Candler Hills you own the property and are responsible for all of the costs of maintaining the property. Warranty work would be done as with any home.

I have seen a resale listing in Candler Hills that we are interested in. It says Bond Paid in Full. We are still trying to learn about this. Are all properties in Candler Hills considered to own the land? Or is just a few here and there? Anyone that can explain the bond to us would certainly help too.

All homes in Candler Hills, you own the land. That listing you are referring to is my mother's home that we have on the market 😊.

Some communities do not add the cost of roads, amenities etc. into the cost of a new home but finance these improvements with a bond. When you buy the home you are liable for part of the bond. Just add the bond to the cost of the home when you are looking at different properties. The builder has stopped adding a bond to new (do not know when) properties so in Candler you could have homes subject to a bond and homes not.

Yes, I would like to see a video or other info of the different sections of OTOTW. Thinking of going there in the summer to see the homes. Latineducator
