We were in an out of the different options, and I bought inexpensive, and we never heard a thing, but the one we bought was in a very quiet older neighborhood. Remember this is 55 plus, I am 73, and I may be young where I bought. There is so much to do at OTOW you would probably be out most of the time, during the day. If the population is older, they go to bed earlier, except for me I think.

My new mortgage will be $401 with all costs except the $425 that you also have to pay the HOA. I have found my exact house for rent for $1300, almost $500 right off the starting gate. If I don't like it in a couple years, I'll fix it up and sell it. I'm sure I will love living there. I'm going to have about $700 a month left in my budget, which I am very much looking forward to.

I would suggest new build over renovation.

With a reno you do not have a maximum on where the budget will come in when all is done. Unforeseen issues can pop up (mold, rot, vermin, windows replaced, electrical/mechanical etc etc)

New build you inspect as it goes up. If you live even far away and can’t visit often, the builder can send photos of the progress. When done you get the walk through inspection ( always something to adjust even with the best of builders). Then you have the 1 year Builders Warranty plus the 10-year statute of Repose for any potential construction defect issues.

With new build you have to wait about six months before it is built. Not bad based upon OP’s timeline.

Design interior may also be more current than what was done on older homes.

You can also add in features like smart home, taexx pest piping, insulated garage door etc.
