Can you tell me what the deed restrictions are ? minimum square footage of the house ? does there have to be an attached garage ?

Default Rolling Hills

Without further research, there are few if any deed restrictions in the Rolling Hills subdvision. I am not aware of any restrictions on how big or small the home is required to be (short of any Marion County ordinances). I helped a couple buy a home in Rolling Hills and there was no Homeowner's Association or deed restrictions where they bought their home.

Default Few questions about rolling hills subdivision

Hi folks,
We're looking to retire in Ocala or Dunnellon area away from all the cold temps
and snow of Northern Michigan.

We saw a home that was for sale on SW 129th Terrace that we really liked.

Did the "drive by" or "street view" that the MLS had posted and liked the
neighborhood also.

Been reading the blogs that were back in 2009. I can see that they now have
paved roads on MOST of the streets in this subdivision.

Here are my questions:
1 - We NEED to build a 24 x 40 metal detached garage with wainscoting
(two tone metal siding) that matches the colors of the home and with a
cupola on top. (We have lots of stuff and without any basements with
homes in FL, we need this large detached garage).

After looking at the aerial views of the subdivision, I'm not
seeing any detached garages. My understanding from the county is that
as long as it's built 8 ft. from rear and side of lot lines that we can put up
a detached garage in Marion County. Now, as homeowners in the area,
do you know of any Subdivision Restrictions that would prevent us from building
this detached garage? This is very important to us. If we can't build it, then
we have to look somewhere else to live.

Also, someone had mentioned that their home is NOW considered in a FLOOD ZONE.
That was back in 2009. Is SW 129th Terrace Rd considered in a Flood Zone?

Does anyone know anyone on that street that they can check that out with and also
to check on the quality of the water? From the pictures, it doesn't look like any
brown or rust color on the house from water.

While doing aerial views of the subdivision, we notice two areas that were baron and
looked like they were sunk in the ground a bit. Were these SINK HOLES or were they
Water Catch Basins?

Has that Fire Dept. been built yet as was mentioned in an earlier blog? What is the
Fire Insurance Code for that area now if it has been built?

I know I have lots of questions, but with us having a 3 day trip to drive there, we don't
want to do that trip for ONE HOUSE and then find out all these issues once we get there.
Anyone that can shed some light on my questions would be most appreciated.

If you go to the Marion County Property Appraiser site, plug in your address, then click on Map It. You will see the lot. Then click on Layers to add Flood Zone info. Lots of info there.

Try 140th Avenue which extends from Hwy 40 to Hwy 484.

Helllo! My husband and I are looking in Rolling Hills, and I was wondering what the residents there use for internet. I know Spectrum is not up there, but what is? Since these posts are from a few years ago.
