Check out Fairborn, OH. If you live down close to the public library, you're within walking distance of all sorts of things, including tons of small locally-owned non-chain shops. I think some of these houses around here might fall into your price range too.

What about NE Ohio. There are some great quaint towns in this area of the state. The thing about Ohio is you have these great little towns, but they are not far from the major cities. What area of the state are you most interested in?
