Just avoid apartments altogether if you can. Take a look at some rental houses in town. Try to get one west of the railroad tracks and north of Main. Really examine the property: look under all sinks for pest problems, make sure all plumbing works and that the house is generally clean, make sure it's been well maintained, drive around the neighborhood and make sure you feel comfortable.
If you need any more advice, let me know. I can post some snippets out of the paper of some realtors who rent.
