I would look at the place in person before buying. Be sure to check for easements and be sure there is access by road. More places have rural water systems now but sometimes it will be a while before you can be connected.

I will buy in person,I just don't want to run all over the state Gas prices.Biggest argument in our house is buy trailer-20ft?- here to avoid paying tax and to not have to worry about motels that accept pets (George is worried our half ton 8 cylinder 302 won't be able to tow over mountains) or pull very small trailer,make speedy trip and buy travel trailer there.If we can't find a place quickly,we may be living in it till we have a place built or bought.It is going to be an adjustment to start paying sales tax again Need to find out about vehicle inspections also.We don't have them here. I've lived in the country in MO,well,septic,easement problems nothing new.Already been asking about fencing costs When I was young and strong,I wanted to build a fence out of tires-last forever and keep them out of dumps.People pay you to take them!! I am very unorthodox,George is very traditional.Makes for some interesting discussions.Got to look up adverse possession-wow-didn't think of that.Thanks!!

some good deals on used rvs/campers on okc craigslist. you should be able to find something.

i do notice many okies want almost full retail for their stuff sometimes though, so don't be afraid to bargain ;-) sounds like you have that covered though. i love a go getter and make do attitude

I have a Dodge Dakota, 4X4, 3.9 V6, 5 sp,w/overdrive.
I pulled an "overweight" dual axle U-Haul trailer from Ca. to Ok. She went over the Ca, Az, and NM mountains with ease and without using 4X4. It took me 2 1/2 days, but I had to make some visits on the way and extra stops for my dog. So actually I just took my time.
First I gave it a major Tune-Up, new (oversized)tires, and Brakes.

There's new smog regulations in OK, and you won't have to stop at the scales.

Red face Smog regulations?

I thought only the big cities like Tulsa and OKC had smog regulations? We will definetly be living outside city limits-George believes it will take 5-10 acres for him to regain any liking for the human race Oklahoma has not been impacted like the Pacific Northwest and CA with real estate foreclosures and market depriciation.We have no need for air conditioning here so I believe we will be getting rid of both our trucks and getting something with ac here.I do not want to move to OK and house hunt in August!! I would prefer to aclimate myself and George slowly to the summer heat. Been there and done that!!! Going to be a shock to the rest of you who moved during the winter.

We don't have the vehicle smog inspections for your catalytic converter anymore.

You will really need a/c in your vehicles in OK.

Come to OK during the beautiful fall weather. That's the best.
