I could see it being used although I'm not sure how many Mutual of Omaha workers will be moving there. I look forward to seeing how they redo it. That area has some nice things and then some really run down or empty buildings. It's nice to see them doing something to it.

I just wish someone would do a project like this for lower income residents. $700 a month rent is out of the reach of many people (myself included, though only just). Would be nice to see something get closer to $500.

I'm going to go on record as saying that these apartments probably come in around $600 rather than $700. I think they'll have trouble renting them all out for that much.

They'll get the rent they want.

For NuStyle's sake I hope they don't end up in that place. $700 is already really low for the amount they are spending on the renovation.

Isn't there still the inside parking on the south side.
When I was there years ago it was nice and room for about ?? 70 cars and had access to the elevator.
A spot in there could go for $100+ a month.

Problem is the OWH article linked in the first post says the rent will be higher than the Farm Credit building, and the lowest rent there is $720. Downtown really needs a mix of rent ranges for all income ranges.

In most good cities, it is prohibitive to live downtown.

I know, but I think NuStyle is being optimistic in their rent projections. Not that I don't think the area isn't worthy of that rent, but they're adding alot of units to the Downtown/Midtown markets and personally I think they'll need to drop that number a bit to fill them all up, at least initially. I'm not sure how that's working out for Farm Credit though. Last I checked it was still an August/September planned opening.

Maybe I'm wrong though. Only time will tell.

I agree. I'd like to see some more sub $600/month units in the Downtown area. Not everyone needs or wants granite countertops and all the other high end fixtures.
