If there happens to be any omaha realtors or anyone who knows the omaha market really well, that can explain how some of these home prices are so low. Are the neighborhoods really that bad or the houses in such poor condition. I went on zillow.com and found entire neighborhoods priced under 30k. A 2800 sqft propertyon S 32nd ave is 65k. It all seems too good to be true. there must be something i'm missing. Let me add I have yet to actually make it to Omaha to see the city and the real estate, but i'm thinking of a future relocation and want to get the full story. In most halfway major cities, prices like these don't exist. What's the missing link?

Well, it may be in an area considered less safe than most, the area's considered the least safe are the near north side and the the area south of downtown South Omaha, so as a result even the surrounding areas have extremely low housing prices for very nice homes in nice neighborhoods. If I re call correctly Omaha rocks got a 4000 square ft. house for 125k in Florence (Far North Omaha) which he says is very safe, I don't know about S 32nd avenue though, maybe someone with more familiarity with that area will come up (its around the Ford Birth site)

Actually, I'm on North 52nd, not too far from the Omaha Home For Boys. I also own a rental house that's in the Florence area. I've had absolutely no problems of any kind at either of these houses.

There are actually some very nice houses on S 32nd Ave. It's also the same street that one of the best restaurants in the city is located (Lo Sole Mio's). I have a friend whose father lives there and it's nice older home. I've never felt unsafe there but I imagine that it's relatively close to some not so desirable area's.

I think Omaha in general is just so much cheaper. You tend to see the 30k houses in not so good neighborhoods and possibly older homes needing work. But all together isn't the median home about 145k in Omaha? It's amazing, one of few places that seem to be real affordable in the country.

A lot of the areas within a half mile of 30th street (north or south), are the sketchiest parts of the city. There are exceptions, but you wont be finding $30-$60,000 homes in those exceptions. I live in the heart of South O, in a great house with great neighbors, but the story changes every couple of blocks. If you want to go the route of least expense, check out crimemapping or crimereports websites first, so you get a better idea of what you may be getting into. As for south 32nd Ave, a close friend of mine used to live over there, but moved out to West O. I don't recall all of her reasons, but I do remember the last straw having to do with a neighborhood kid coming over to play with her daughter, who had so many lice that she could see them hopping in her hair from a foot away, and the girls mother was allegedly on meth. Depending on your budget, you can definitely find nice, very reasonably priced homes in Omaha's safer neighborhoods, good luck!

I think that's the key. You simply cannot condemn a whole neighborhood.
