This thread looks pretty old now, but I do have similar question. As many years passed from the time this thread was created, I am expecting some advances here.

I am moving to Irvine CA around Mid May or start of June. I am moving along with my family (my husband and 1 year old kid). My husband is going to be a student of MBA class in Chapman University, Orange and I would be working in Discovery, Irvine location.

I am badly looking for furnished 1 bedroom & bath, Hall and Kitchen apartment. Prices are looking rocket high in Irvine. I am unable to see anything below 1800$ per month. Can anyone please suggest any website to look for or any other way to get apartment in affordable (for me it will be below 1400$) price? Thanks for your patience in reading the whole scenario. Appreciate any reply.

You may know that Irvine is the second highest rental market in OC, right behind Newport Beach. So, you are not likely to find anything affordable there.

Try apartments.com.They have one Irvine listing, but also show apartments in nearby cities that are in the same price range.

Just an aside, but US apartments don't usually mention a hall, and it's assumed there will be a kitchen. Also, I would not suggest that you hold out for a furnished apartment since most units are unfurnished.

You might want to look in the Foothill ranch area for apartment in the $1800 range.

try Tustin/Orange for more affordable areas closer to Chapman. Or consider Lake Forest/Aliso Viejo if you want to be closer to Irvine Spectrum area and more affordable than Irvine proper. These are all safe areas.

The only places you will find in Irvine at that price range are going to be small and/or run-down. You might look, as suggested, at Tustin, Orange, Laguna Hills, Aliso Viejo, or Mission Viejo.

The non-Irvine company apartments in Irvine are either just as high-end or more as Irvine Co (Metropolitan at Main/Cartwright, The Residences on Jamboree (Jamboree and Kelvin), the Rise on Synergy on Von Karman between McGaw and Barranca) or a bit on the more run-down, lower-end (Heritage Point on Walnut at Jeffrey, 2555 Main Place, etc.).

I'm afraid you are probably not going to like what you see or where you are at the $1,400 range. For higher quality, you are looking at between $1,800-$2,500 and up depending on number of bedrooms, view (or lack there of), and location.

Prices are lower in Aliso Viejo than in Irvine, but there aren't many rental bargains here since AV rents usually rank about #3 in OC.

Irvine Average Rent

As of February 2019, average rent for an apartment in Irvine, CA is $2468 which is a 8.59% increase from last year when the average rent was $2256 , and a 0.97% decrease from last month when the average rent was $2492.

One bedroom apartments in Irvine rent for $2056 a month on average (a 5.3% increase from last year) and two bedroom apartment rents average $2811 (a 11.35% increase from last year).


Aliso Viejo Average Rent

As of February 2019, average rent for an apartment in Aliso Viejo, CA is $2106 which is a 4.56% increase from last year when the average rent was $2010 , and a 0.66% decrease from last month when the average rent was $2120.

One bedroom apartments in Aliso Viejo rent for $1793 a month on average (a 0.95% increase from last year) and two bedroom apartment rents average $2314 (a 6.35% increase from last year).

Using the website you reference, there are at several cities in Orange County (outside Newport and Irvine) that have higher rents than Aliso Viejo

Where did you get the data that AV rents rank #3, in OC? If you plug in a few cities

I think it was in the OC Register in the past. Maybe it's no longer current, since what you have is certainly different. I'll have to try to look it up again tomorrow.

I can't find the source that I read (Probably a few years ago). At any rate, it's clear that Aliso is not the third most expensive market in 2019. BTW, the old rankings only compared rents for large apartment complexes.

Also, the old rankings appeared before, for example, new apartment complexes hit the Huntington Beach market. At one point, a number of renters were moving to Aliso because they had trouble finding new apartments in some older cities.

At any rate, it's outdated information.


I'll post the old link if I ever stumble across it again.
