I found the old (2016) rankings which showed Aliso Viejo rents to have been the third highest in Orange County at that time. This ranking only applied to large developments. So, Laguna Beach and Dana Point, for example, were not considered.

Newport Beach continues to have the county’s highest apartment rents. Landlords there were seeking an average of $2,513 a month last summer, up 4.8 percent from a year earlier. Newport monthly rents climbed $600 over the past six years.

The next priciest cities all have asking rents topping $2,000 a month: Irvine (average, $2,231), Aliso Viejo ($2,059), Huntington Beach ($2,011) and Costa Mesa ($2,007).

^This comment is characteristic of the prevailing attitude embodied by the $60k millionaire who typically resides in "luxury" apartment complexes that are owned and managed by the Irvine Company. Needless to say, this general attitude is pervasive throughout the City of Irvine, and in my opinion, gives the city a rather disconcerting vibe. Of course, the preponderance of first- and second-generation Americans from highly materialistic cultures in Irvine only exacerbates this issue.

If you can financially afford to rent a private residence that is located south of Pacific Coast Highway (SR 1) or west of Upper Newport Bay (i.e., "Back Bay") in the City of Newport Beach, then you can largely circumvent the "Irvine Company" attitude. Those people might be a little snobby, but they are generally friendlier than Irvine residents, can actually put their money where their mouth is and enjoy Newport Beach and coastal Orange County for what it's worth.

No one ever said what their objections are to the Irvine Co apartments? Does it have a bad rep? I am looking to move to OC in 4-5 months and have considered a few of their properties. I like the cookie cutter neighborhoods of Irvine because they have lots of parks and walking trails which is a big selling (or renting) point for me. Are the irvine co apartments just overpriced or what? They seem comparable to other nice rentals in the area. No one mentioned anything specific other than their pet being too big.

I love Mile Square park in FV but the apartments around there are all older. Depending on where I settle for work I will either be in Irvine, Tustin, or Huntington Beach (the newer apartments around Beach and the 405 look cool!).

It is now 2021 and so many people are still uncomfortable with Irvine Company-Owned Properties finding them difficult to work with once they've signed the lease. Is Shea still a viable rental alternative and/or what are the best portals to use other than Craig's List to find decent rental properties? I'm thinking of Zillow, Hotpads, Apartments.com, etc. Also, NextDoor is hard to use as one has to register in once city and can't "see" other listings from a distance of greater than five miles. At least, that's what I encountered. Thank you for any input. I'm hoping apbtlove from 2010 found a home to enjoy.

I'd use Zillow. IAC is a 900 pound gorilla and feels no compulsion to play nice.

What sorts of issues are people commonly facing with IAC? We have been with them since March and have no complaints.

I have lived in IAC units and was very pleased with the service provided by the management company. Whenever I reported a problem, it was often fixed that day or at the latest the next.

They monopolize apartments in Central/South OC, then upgrade the complex to luxury/premium living, that lower cost middle-class apartments in the area are a rarity. I don’t know what it’s like in North OC, but Irvine Company has almost a complete monopoly down there. And you pay for it as a renter whether you live in one or their complexes or not.

Edit: Forgot one thing. You’ll also be living in perpetual construction and upgrades.
