What would be a reasonable commute and have housing, preferbale under 400,000? Is that even possible?

Your best bet would be western/central Corona, but you'd be dealing with the toll road, which is expensive. In Orange County itself or southeast LA County, you're only looking at condos at that price for anything in a "good" area. A friend of mine recently bought a brand new house in Corona for ~350k and commutes from Corona off Lincoln to Irvine off Jamboree and it takes him about 30minutes. Others that I know that bought houses in/under that range to the Irvine area travel from Fallbrook, Oceanside, and Temecula, which are at best double that commute.

Irvine has a Metrolink station, so most of Orange County, LA County and much of San Diego County (Coaster) is an easy commute.

I have some friends who live here and it really doesn't feel like a retirement community. The quality of life and amneties are much better here than many of the communities I have been to in Irvine/Tustin etc. The housing prices can't be beat and its pretty close to irvine. If was in my mid-50's and looking for an affordable place to live Laguna Woods would be pretty high on my list. It sure beats commuting from the Inland Empire or living in Santa Ana.

Santa Ana is a city of 350,000+. It is impossible to generalize about an entire city of that size. Parts are nice, parts are awful. IN places, there is no difference in living in apartments in Santa Ana or living in apartments across the street in Irvine (unless you have kids in school, then there is a huge difference).
