Well its the 3rd time I can think of that you've posted about it. Two things that work better than spamming a message board: A motivated agent and aggressive pricing.

Agreed! The house is not yet officially on the market but will be before the end of Feb. I am just looking to get a head start on the process. Once listed, I will be a motivated seller!

And this was at least the 3rd time I have mentioned it. But it's all been in the context of someone looking for ideas as to where to move to...

But, I will refrain from any more mentions - cause I like this forum and I wanna stick around for a while. I don't want to be viewed as an opportunist!

no one has mentioned San Luis Obispo...great little college oriented town above Santa Barbara...both of my nieces have gone there..and LOVE it....

but..have no clue about families that live there,,schools,,price of real estate etc..

Personally I would eliminate Berkeley first..yes it is a college town..our grandkids live there..and yes there are quaint older homes..and yes you can walk all over Berkeley..however..for a family sized home for 4 kids you likely will need to buy a newer place..and spend likely over a million bucks...plus..it is on the bay..but not a beach

our DIL is a professor at Berkeley..now staying home with her kids..she says the public schools are excellent..our son works in San Francisco..with BART he has about a 30 minute commute..

personally I feel Berkeley is a dump..sorry..must be that Southern Cal materialistic snobbery..tho from NYC you may like it there...

as for politics. one needs steel clothing there..

Was your house the one with the big circus tent all over it? Were you trying to protect your house from the funny scribbly spray paint writing like are on all the other hard surfaces on the street?

Also, some people don't mind if their neighbors park 4X4s on the lawn.

Oh please. Tustin, Laguna Niguel and San Luis Obispo are not the types of place the OP is looking for. She's asking for a crunchy, sunny, upscale beach town. Berkeley should have been your first clue. Tustin is not by the beach and LN and SLO are not at all crunchy. The only two spots that meet her criteria are Laguna and Santa Barbara, with Leucadia or Encinitas as possible alternatives. I'd pick Santa Barbara due to the massive tourist overruns in Laguna. Schools in Santa Barbara are fine by the way. My neices and nephews went through the public schools there and went on to graduate from UC schools.

I just noticed you posted this on the San Francisco forum and s couple of the smart ones up there suggested Santa Barbara as well.
