Hello,

I was wondering if anyone knows whether a tenant can install a jacuzzi on a deck, patio or roof without notifying their landlord, and/or whether the landlord would have recourse against the tenant to remove the jacuzzi / evict the tenant (assuming that the jacuzzi didn't violate building codes, safety, etc.)

Obviously I think this is probably something that is lease-specific, but I was just wondering how large additions/modifications of this nature are typically handled in an average lease. Thanks!

In the area I live and rent to people in. No way.. It is a insurance risk to the landlord. I am not sure if the Landlord could evict you for it but I would have to guess they could and would try to.

If you were my tenant and approached me wanting a hot tub I would be look into the insurance and if by how much it would raise the insurance. (We had a hot tub at one house but I do not recall the amount of insurance.) Then if it was a considerable raise then I would off to "pass the savings onto you" if you wanted the hot tub. That is how I think I would handle that situation if I was your landlord.

I wouldn't so much as replace a light switch without notifying your landlord.

Its unlikely the deck would even carry the hot tub. Do you plan on rebuilding the deck too?
