There are condos for sale in Los Alamitos for 200k. Same size as the average apt. With an FHA loan after property taxes(~1.1%) and insurance you're well under the 2k rent mentioned in the first post(~$1500/mo depending on various factors). With a 20% down payment you're even lower.

I am sorry fellows. I did not mention that Irvine is the only school district that allow us to do a minimum downgrade of 20% compared to schools in Bay area. We have over 50 schools here API 970+ in 20 mile radius. Now Irvine is subpar but way expensive.

our condo mortgage is less than our rent (but we also put down 80K)

I think you can get one for less than that if you meet certain income guidelines. Many of the newer apartment complexes have low income rates, but there may be a long waiting list.

but the title of this post was "Irvine"..not Los Alamitos...much different areas and prices...

I still wonder where in Irvine there are decent size condos or homes for sale in Irvine for 200 K...
