Where (or is there anywhere?) in Orange County where condos are affordable in the 250-275k range? It's just my wife and I so we don't need anything too big.

Good point. It's part of condo living to maintain the place.
Seems most HOAs are running between 270 to 350 per month from what I've seen. And at least the newer developments have the Mello Roos.

But yeah, you can find condo's in that price range.

I like the Redfin website.

Leased land means you're paying like a mobile home. You have to pay for the unit and the land the unit sits on separately, and the land lease is not permanent and if the contract isn't renewed you could have a condo with no where to put it.

Anyways, check Los Alamitos. The condos on the backside of Rossmoor Center(Montecito is the street, technically Seal Beach 90740 zip) are in the 200-250k range. HOA is ~350. No mello roos, low property taxes. You can also look in older parts of Lake Forest as well and will probably find the same. Both are great areas.

Huntington Harbor for one that I know of. There's also some single family homes in HB built on leased land. Some of them expire in 2020. You'd definitely want to look into exactly what happens in 2020. I'd hate to find out I had the option to buy the land under my house for fair market value or else it would be sold to the highest bidder. But given the sales prices of such homes, I doubt that would happen.

In the listing always check the land lease type is "Fee", this indicates that it is not leased land
