Where exactly on the peninsula? Generally speaking its a wonderful place, but there are some areas that may not be ideal for you.

The area north of the Newport Pier, that would be 21st street on up, along Balboa blvd, and along River and Seashore can be a louder, younger crowd. Lots of surfers and college aged people, very few families. It's mostly all renters here.

The mid-peninsula area, which is roughly between 6th street and 20th street, along balboa blvd and Bay ave, is much quieter, still not many families, lots of single people, mix of renters and homeowners, but an older more tame crowd.

Then between B street and 6th street, you are in Balboa, it gets a little crazier again, but not as bad, mostly all renters.

Then between C street and the end of the peninsula, you have Peninsula Point. It's the nicest area, more families, many more homeowners than renters, pretty quiet. Much older crowd.

Other than that, it's a very pretty area. If you are nearish to the Newport Pier, you can walk to get whatever you need, and you can get around by bike anywhere in that area. It has good character, the beaches are great, the harbor adds a whole different element.

This is really helpful, thank you! The one thing I have heard from a few people is that in the summertime it would be a pain to get off the peninsula and commute to Irvine since there tend to be a lot of tourists, and that there are a lot of people partying out there. I found this apartment and it looked pretty nice.

Executive Rental in Prestigious Peninsula Point.

Commuting traffic is not bad at all, I used to live a block away from that place. The beach traffic is not a problem during commuting times, and the parking in that area is not a problem at all, except for summer weekends, it can get a little difficult. But, in 3 years living at that apartment, I can count one one hand the times I had to drive around for more than 5 minutes to find a spot.

The only problem would sometimes be leaving the peninsula on summer weekend evenings. If you are heading out at 5:30pm on a Saturday evening, you may have to fight everyone leaving the beach. But, it might only add 8-10 minutes to the trip, so it's not the end of the world.
