Unplanned developments are rare in OC. OC is mostly suburbia, you can still find some older quirky neighborhoods in Dana Point and Laguna Beach but the traffic might bother you, also some of it's housing is kind of dilapidated.

I agree with matzo. If you want "non-tract, non-planned community" neighborhoods, you're going to have to head to the Coast. San Clemente, Dana Point, SOUTH Laguna Beach.

Some parts of old Newport near the Peninsula are like this too but I rarely see the homes on the market and when they do come on, they are prohibitively expensive. In fact, all of the cities I mentioned are fairly pricey. Don't expect Oakland prices.

Not true. North and central county are FULL of non-master-planned subdivisions.
