I'm an executive married thirty something with one infant who recently moved to orange county looking for a home up to the 1.5 million range but I've been having some real difficulty identifying good neighborhoods I would enjoy and love to live in. In Los Angeles which in familiar with I would be looking at Brentwood, Beverly hills or Westwood but in orange county I can't find comparable areas. My wife and i want to live in a lively neighborhood with cafes and restaurants in a desirable location where home values would appreciate and where it would be easy to sell our home if I had to change jobs. I've looked into Irvine but there are many neighborhoods only a few of which seem to have high appreciation rates (per neighborhoodscout.com) and the city seems a bit too quiet for my taste. Yorba Linda is closest to my work but it's even quieter there and I just don't know a whole lot about new port beach or Costa Mesa. Are there any neighborhoods in orange county you would recommend or do you know any knowledgeable realtors in OC who can direct me? Thanks a bunch.

Newport Beach Peninsula or cross the bay
Laguna Beach
Dana Point

Newport is your closest IMO to what you want if you also want walking distance. Deep down the peninsula or across the bay on PCH side. Otherwise look into Newport Coast it puts you between Laguna, Corona Del Mar and Newport.. I wouldn't go crazy with home appreciation as the main reason. Buy a nice house in a safe area enjoy life with your family.

Agreed with the above. Definitely one of the beach cities. Although I don't know how much you can factor in appreciation, you did mention ease of selling if needed so average days on market can give you a bit of an idea.

Average days of market for detached homes in 2015:

Dana Point: 92

Laguna Beach: 102

Newport Beach: 99

Not too much of a difference.

There really is nothing like Brentwood, Beverly hills or Westwood in OC. They were established a long time ago and grew differently than OC. Newport and Laguna Beach might be the closest, but not real similar.

A lot of people in Brentwood, Beverly hills or Westwood bought 2nd homes in the OC coastal cities to have a different place to go and relax, not a similar place.

I don't agree. Corona del Mar has restaurants, etc. within walking distance...just find the house closeby.
