Does anyone have any recommendations? Commute would be to Newport Beach. Housing less than 650 or 660K.

Also should add that commute might be able to be during off hours (maybe 6-3)

Some areas of Silverado Modjeska and Trabuco Canyons meet your requirement if you don't mind semi-rural or country living. Insurance costs should be checked, and you may be living with natural annoyances or disasters. Probably about half hour to Newport off peak hours.

Great -- thanks. What do you mean, by natural annoyances or disasters? Flooding? Earthquakes? I really appreciate your recommendations. I've never been to the LA area. (We will visit before deciding on anything.)

You might find something in Orange, Tustin and possibly Mission Viejo.

Orange is probably going to be your best bet to find something in your price range that isn't a typical tract home within driving distance.

Wildfires. And flooding, if it ever rains heavily again.

Earthquakes, you can get anywhere in OC.

In some extreme cases they close off the canyon. Or evacuate it. We looked at purchasing there. Backed out. Too much headache and costs. Look into Fountain Valley, Tustin Costa Mesa. At your range you should find a modest home
