Whether this is true or not, I have to say, as a buyer, if I see it's a flip, I'm out. I'd much rather the home not be monkeyed-with because, yeah, you don't know what the flippers are hiding behind their pretty finishes.

But, not everyone is like me! Some people (a lot, it seems, based on the success of flippers) want that pretty, move-in ready, freshly updated home, and are willing to pay top-dollar for it. They either don't know enough or don't care enough to worry about the quality of a flipper's workmanship, visible or not.

Interesting that you say that. I always think the same thing! I look at the before and after pictures (i dig on the internet and find them) and then worry what's hiding behind the pretty finishes. Flips worry me and I don't go near them.

Looks like the best city outside of OC might be Corona or Chino.

Not Chino. Chino Hills yes, but not Chino.

Corona still has the 91 problem that will never find a solution it seems. Good place otherwise, but not quite on any sort of elite level IMO. But better than regular Chino by quite a bit.

If you are willing to look beyond those, there are plenty of places to choose from, and only a few to dodge. The IE forum would have more info.

As for the original question: I would live most anywhere outside of OC. I was stranded in El Monte 2 Saturdays ago and grew to like it.

I agree! I think the 91 is what is holding Western Riverside county back from explosive growth. They at least need to build some alternate roadways to the 91. There is always that fear that something will happen to completely shut it down and then you're stuck. It needs a Sepulveda-type road alongside it and then some other options for moving people through that funnel.

Yep, I drove it a few different times in both directions the past two weeks, and even used Santa Ana Cyn Rd to avoid some of the stoppages. Carbon Canyon and Ortega are still not a viable options, and the tunnel and double-decker things never got off the ground apparently. I saw Fastrak tolls as high as $11 from the 55 to McKinley. They've even demolished portions of shopping centers to accommodate the freeway, and it STILL isn't enough. One wonders why people subject themselves to it daily TBH.

Corona/Norco/Riverside has grown a TON my lifetime (Corona itself has about tripled in sized since we moved there when I was a toddler), but it still feels very much small-town even by OC standards.

Building alternate routes next to the 91 freeway will gridlock the adjacent neighborhoods of Anaheim Hills & Yorba Linda. I don't think people that live in those communities would want their tax dollars to go towards facilitating the commute of individuals who contribute only traffic, pollution and noise.

The better solution is for businesses to start relocating to the inland empire from Irvine and Los Angeles. Perhaps Inland Empire cities need to start luring businesses to their business parks from other locales.

Temecula, has wine country the largest casino in California with big name headliners entertaining there regularly now. The Chinese see th wine country as the next Napa valley and are investing to add 30 wineries, Old Town Temecula is all about upscale restaurants and entertainment. Its a hidden secret that has the most potential, OC is already tapped out most people are maxed out due to the high prices.


Not only that you get some ocean breezes and yes even Ocean view homes in De Lutz parts of Temecula like this home.

It's not a secret. Plenty of people know about it, myself included. De Luz is very nice, but pretty hot and a hike to most of civilization (unless you consider Fallbrook and Temecula destinations). Moreover, it is a place with a lot of snakes if that bothers someone.

I have no doubt that area will continue to grow and do well. OC is more or less tapped out, but it has location going for it, which I wouldn't discount.
