I sold my last property, except for the duplex in LA, that I bought during the housing crisis. I feel OC is overpriced and has very little upside. What city would you move to, outside of OC?

For me: The upscale parts of Seattle and Boulder could work.

In that case, Carlsbad, Encinitas and down to La Jolla. More for your money there. Check out the 56 corridor. For 1.3m you can get a lot more than OC. And it is very nice.

Traffic in LA / OC is just plain horrible.

Where are all these people conning from. I thought people were running away from CA.

What is your budget? Are you looking for a single family home or are you also considering an apartment/townhouse?

I would like to stay under $500k. I plan on staying for 2 years. I been doing live in flip for the past 8 years.

Looks like the IE is the best choice but the wife don't like the ghetto.

The IE as a whole is NOT ghetto! There are the usual good areas, the okay areas, and the not-so-good areas, just like ANYWHERE else! What area doesn't have them?

Anyway... Why not try out some other nice areas (other than Murrieta and Temecula) in the IE, like... Menifee, Wildomar, Rancho Cucamonga, Upland, Loma Linda, Redlands, Yucaipa, Calimesa, Beaumont, Norco, Eastvale, Corona, or even Riverside?

(P.S.: Yeah, yeah. I know I'm posting in the OC forum... )
