Maybe in Santiago Canyon. I don't think you can even build on some hillsides in my town. There are stability issues and access issues too. I don't see empty parcels except a few exclusive SFR lots in places like Bear Brand.

Someone mentioned lots of empty lots but I don't see empty parcels except a few exclusive SFR lots in places like Bear Brand.

To be honest I haven't seen any of this personally. I'm basing this on Redfin search for open land. You're right that for most of the cities there's nothing. ZERO.

But there's still clusters of land for sale around San Juan Capistrano, Niguna Nigel, Danta Point, and San Clemente. You're right though -- they are mostly hill side properties.
