Got two little ones, and my wife doesn’t work so she will watch the kids but kids will need to evetunally go into Pre-School. Do you think living off of $165,000 would be ok for south OC? Relocating from the east coast we have app 250 saved for a rainy day. Love to hear thoughts.

You can do it but expect competition for housing in that price range. There are nice options like Rancho Santa Margarita.

Yes, since your income is above the median for each and every OC city-North, South, Central, Coastal, or whatever.

If you have no major debt you should be OK, except right by the beach. Check any HOA's, which can be high and any Mello Roos which in effect increase the property tax

HOA fees for SFRs tend to not be high, and some cities like Aliso Viejo, and perhaps Rancho Santa Margarita, have discontinued most, if not all, Mello-Roos.

You should be okay if you have a nice down payment available to purchase a home.

I sort of, wrongly, perhaps, assumed the "250" was a 250k downpayment. If not, things get harder, but still possible.

The OP will have to clarify if the $250K is an untouchable rainy day fund, or if he can commit it to a down payment. He will have problems if it's just emergency money and he has no other funds.

250(is actually 300,ish including the better half) those are in thousands, $250 in CA barely would buy me a pair of UGGs for your “severe” winters...lol
