Myself and my girlfriend are going to be looking for a studio or 1 bdrm mid May. Budget is 1100-1300ish max. This price range seems out of range for Irvine, but any recommendations are appreciated. We both work in Irvine. Any surrounding areas are fine, such as:

Aliso Viejo
Lake Forest
Tustin Ranch
etc.

Newer the better of course, I HATE ant problems, i would love to not have to hunt for parking every night either.

I have been spoiled with my first apartment experience here at Sierra Vista in Tustin Ranch. The leasing office attendants are nice, the filipino maintenance guys are VERY nice, parking is 9/10 times never an issue, no ants/bug problems, it's very clean, and very new here. I would love to stay here, but studios start at $1340 for only 490 sq/ft!!!! After living here, i'm hoping that i will have equal or better experiences at the next place.

Please let me know if you have heard of any descent places around the area. Appreciate any help.

You should be able to find a 1 bedroom apartment in Costa Mesa within your budget. You'll get one assigned parking spot at most complexes. The second driver is on their own for parking.
