Do most households pay for monthly pest control and a yearly termite bond? I'm trying to compare COL, so seeing if I need to add these expenses.

Some areas have melloroos if you buy. I get charged a trash fee every month too. If you have a pool you have to pay the pool guy. Think that’s about it

Thank you very much! I just googled melloroos and I saw some new Irvine areas said 1.4% (property taxes and melloroos), so that's doable for me.


add... did more digging and also saw great park has melloroos up to $14k in addition to property taxes, now that's crazy, but I guess that's why those properties are also cheaper. When the melloroos expires, is it done or do they typically get renewed?

Mello-Roos generally expire, but usually not for many years, often 20. They are often almost as much as property taxes. They are charged to help the builder / developer pay back the capital outlay for infrastructure such as roads, sidewalks, schools, parks, etc. MOST people prefer to avoid paying Mello-Roos and instead look for a community that does not have them or has just finished paying them off. The nicer the area, the more likely it is to have Mello-Roos and the more likely it is to have higher Mello-Roos taxes. It is named after two politicians, Mello and Roos, IIRC, who introduced the legislation that authorized M-R taxes.

I don’t have lawn service. I sleep with my gardener at night, aka the handyman. Actually we have no grass. Otherwise your list looks about right.

1.47% for my area. I would stay away from Great Park, I know my neighbors bought there recently, but I want to be able to grow things. I don’t trust the soil there. Don’t buy a home with pool because Irvine has very good community pool, that’s included in the HOA.

lol convenient to have. Sounds good, thank you. Are there other communities such as Great Park you'd recommend avoiding for the same reasons (potentially toxic soil)?
