Irvine is nice in a banal way. Family friendly? of course its all suburbia except for some small parts of downtown Santa Ana And Laguna Beach where the homeless and street people are.

What kind of things are you hearing about Irvine? It's not my favorite city but the negatives wouldn't be that it's not safe, not clean, has bad schools, or anything like that.

We drove around Irvine and I loved it but people keep telling us it’s not culturally diverse and that the houses are made with cheap materials by the same companies all over Irvine and priced very high for what they are. I keep looking at nice houses there with 9/10 or 10/10 schools but I don’t know anyone that lives there to ask what they think about it.
We are looking from $700,000- 1.2

Sidney, I live in a Irvine, it’s voted as one of the best places to shelter in place, lots of parks. Look at Westpark, Woodbridge, etc.. there are some cheaper places in Irvine. Those areas have lower HOA.

I think parts of Tustin roll up to Foothills high school which is good.

Irvine's too Stepford for my taste, but you can't deny the safety and the good schools. As far as culturally diverse, white and Asian are the dominating demographics, so you're not likely to hear Los Tigres del Norte blasting forth from an all-day Quinceañera.

downtown Costa Mesa? Not sure where that would be... There are several major employment centers in Costa Mesa (around South Coast Plaza) and the airport area. The toll road is not too bad if you choose Anaheim Hills or Yorba Linda. Would suggest that area if you use the toll road. Not sure where "downtown" is though. Irvine homes IMO have no view and are on tiny lots. North Tustin is ok but if you want a master planned community with larger lots and are willing to tolerate a 20-30 min commute you are better off looking in Anaheim Hills or Yorba Linda and taking the toll road in.
