a) having seen the direction of California the last 40 years, especially the last 30, I think I am on pretty solid ground b) based on the behavior I saw in Laguna Beach this last weekend from visitors I know I am not being hyperbolic

OP: I believe that you'll receive a few rude comments here and there but the So Cal magas aren't usually as vociferous and twisted as say, Missouri, Mississippi, Alabama, Florida panhandle magas. Avoid the OC/SD maga gangs and you should be good. Overall, Ladera is a great place to raise a fam.

But I agree with the OP's point: Why would anybody move cross-continent to the coasts and pay a higher COL to live in Texas 2.0? The real thing is still affordable.

One direction California has gone the last 40 years is that real estate has appreciated faster than anywhere in the country. Another direction California has gone is continually tried new things that are often followed by other states several years later.
