Has anyone see anything online that charts the inflation-adjusted price per square foot for houses (not condos) in Orange County? I'm curious to see where we're at today compared to the past couple of decades or so.

Default schiller housing price index

The closest I've seen to this would be the schiller housing price index. With knowledge of the rate of inflation, and a bit of discounted financial analysis, you could calculate. Unfortunately, I've only seen data for LA and San Diego Counties.

BTW...Just google schiller housing price index, and you'll find some of what you need.

I think we are at 2002-2003 levels maybe? I know we went up like 50% from 1998 and we've already dropped 30%. We will probably drop below the 1998 pre-boom levels (inflation adjusted - mind you) just because unemployment is skyrocketing, people lost trillions in the stock market, inflation going to pick up etc.. A lot of people are getting sucked into this even if they never bought any real estate! It is tanking the entire US economy.

Then again I am planning on buying in 2011 so god bless all you people getting foreclosed on! and god bless capitalism!

Who can predict where prices will be in 2011? But, we do still appear to need to fall back down a bit more in the OC and the rest of the country.

I charted the price index for LA and SD in Excel and while they've been climbing since 1996/97, the curve really went to the moon in 2002. Even the composite index went nuts about that time too.

Well the good thing about the housing market is for the most part you can predict what is giong to happen 2-3 years down the road. Back in 2005-2006 we already had economists/professors saying that a bubble had formed and was going to peak pretty soon. By 2006 the bubble talk really started to pick up. Most of the people who bought into the idea that, "real estate never goes down" were the ones left holding the bag. The main thing that drives home prices is 1) jobs/wages 2) interest rates 3) supply/demand (ie. foreclosures are adding immense supply right now and driving down prices).

This chart is the main thing I use for the reason I am buying in 2011.

A year ago I would have said a lot of those people facing loan resets would refi their way out of their time bombs before they went off. But now, I don't know. I'd be curious to see loan balances and market values on the properties facing resets. I wonder how many are already upside down. Its going to be a rough couple of years.

If you are looking at your future property value base on inflation you should know that buying a home is not a god investment as you might like to think. Ones you figure your cost of home owner ship and the cost of inflation you will end up with zero gains on your property investment. Keeping your money of other sources of investments will pay more, however owning a home give you an opportunity to enjoy the feeling of home ownership.
