Looks like our short sale is still pending, are already 3 months and the bank doesn't have a final offer for us. So we start looking for another house, in case this pending sale will go in foreclosure.

I need an advice about the area at the cross street Springdale with Garden Grove Blvd or Springdale with Westminster Blvd. Is a safe area, how are the schools around, the community?
All the opinions will be really appreciated.

Its an older area, but still pretty safe. I'm not super familiar with the area, but that portion of Westminster is just a little old, but its not like there are random crimes occurring.

Looking at the schools for those streets:
Sequoia Elementary: API 848 (good score). State rank 8/10. Very diverse campus: 32% Hispanic, 29% White, 22% Asian, 17% other.
Eastwood Elementary: API 855. State rank 9/10. Decent diversity again: 46% white, 21% Asian, 16% multiple, 13% Hispanic.

Johnson Middle School: API 750 (Average Score). State Rank 5/10. Less diversity: 52% Hispanic, 31% Asian, 10% white.

Westminster High School: API 731 (So so score). State rank 6/10. Average ACT score= 23.

yea, not bad.. about the same age as most the homes around the area if not a little older. westminster ice palace just went out of business unfortunately

based on those above school scores, it seems to mesh with the area. western HB, western GG, parts of Westminster, FV, Cypress, Los Alamitos, Seal Beach all have schools that perform well for the most part.

Well Westminster is known for it's predominant Asian population. So be prepared to be surround by Asians like me.

Thank you for your help. I need to put in balance and wait few more days to see what happened with my short sale and take a decision.
If you still have more informations about the area, I will really apreciate.

P.S. I like Asians, i prefer a school where Asians are a majority.

The Asians are sending their kids to Fountain Valley HS, La Quinta HS and Bolsa HS. They are not coming to Westminster HS because of the low scores and underlying gang problems. The Westminster Elementary School District ranks ahead of Santa Ana SD, but not by much.

You will get a 50 year old ranch home, 1200-1400 square foot home unless you move into Indian Village. That area hosts a large Vietnamese gang population. Many homes have multi-familes living in them.
