I heard that the Michelis property is a "short-sale".
Currently, only 1 home is listed for sale in LAGUNA CREST and it is tucked away on the first cul-de-sac, which is Mary Kay Circle.

Talking Laguna Crest HOA

Another cool factor is that Laguna Crest HOA has a walkability factor of 71 -- which means that residents can take a short walk down the hill on Niguel Road to access wonderful city amenities -- shopping, restaurants, beauty spas, parks, P.O., library, City Hall.

This rare convenience adds to the value of the area.

Do you know that Laguna Niguel also has its own fishing Lake?

GOOGLE -- Laguna Niguel Lake

All in all, LN is a pretty cool city to live in!

What's your opinion? Kite Hill Vs. Marina Hills, Laguna Crest vs. Laguna Ranch. They all appear to be close to the ocean and all claim to have the same scenic views, ocean breezes, good schools, and of course close to retail shopping. Commuting is not a factor and we are looking for the best value in home Sq. footage (4/5 bedrooms and3/4 Baths) with decent sized lots.
Beware of "slippage" issues in some areas of LN -- like some parts of "La Hermosa"

Is there any night life around this area thats walkable to? I'm looking for a place that has a walkabilty factor to everything and came across this thread. This seems like a good area based on all the positive comments and seems like you can get a larger place compared to Newport Beach.

Laguna Crest HOA ranked 71!

You can walk to everything, cafes and restaurants, shops, the post office,
new library, etc.

You also get a lot more home and amenities for your money in Laguna Niguel than Newport. Newport Beach can also be very snooty.

The bank-owned property is 23602. The agent pulled the For Sale sign for some reason, but you can look it up online. The price just dropped $25K
There's night-life in Town Center. I HIGHLY recommend "Bistro K" for cool ambiance and absolutely delicious cuisine. Several bars and restaurants flourish in that area and it's walking distance.
