Ladera homes hot, Laguna Beach not - Lansner on Real Estate : The Orange County Register

I see sales have picked up A LOT.... does this mean prices are headed upwards finally or do we think there will be more downward action? Given the poor state of the economy I don't see how prices could creep back up, but who knows?!

The graph on the URL below does indeed show a steady increase in SFR sales between Feb09 and now.

There are 68 SFR for sale in Ladera Ranch. All but 37 of them are short sales.

Of 85 SFR homes sold in the last three months (actually 109, but 24 were missing data), sales prices averaged 98% of (final) list price and 94% of original list price.

The average sales price of these 85 homes was $834K.
The median income for Ladera Ranch is $104K

Gotta wonder how many are being bought for high end rentals, especially bought by corporations to rent short term to executives

That's what I was thinking. There are no job centers near ladera.

So is Highlands Ranch in CO, but the realtors and property management reps I spoke with talked a lot about corporate purchases of homes, condos/townhouses, and even luxury apartments for the purpose of providing housing to executives/upper management/whatever.

ladera is about 15 min from Irvine. I work in Newport and it's 25 miles..about 30 min commute. My same house in Newport would be 2 million, therefore I think it is worth it.
