west hills is home to probably the best performing high school (academically that is) in the entire city of LA, i don't foresee section 8 there any time soon.

Look at the prices that non persian palaces are going for renting south of Ventura between White Oak and about Tampa. Asking prices two years ago for an non renovated 3 bed/2ba $1500 sq foot home were $2500 or so a month. Asking price now for a renovated similiar are around $1800-2100. Actual renting price trends to $1500-1800/mo. Section 8 covers up to $1500. Its a very very short ride to that point.

Stuff north of the 101 in the same area with the same specs is going under $1300 a month for a more run down place.

With due respect, I think the one thing you haven't adequately researched is where exactly you would most like to live. There is a huge difference between living in relative proximity to the ocean in the OC and out in Riverside somewhere.

If the later is any kind of consideration you might do better to move your horizon farther east to someplace such as Las Vegas, NV or Phoenix, AZ. At a rough guess I'd hazard that both these areas are not only more affordable, but have thus far experienced more of a decline in house prices than California, particularly its coast. The ambience is similar as well, and in truth certain neighborhoods probably closer to that you would prefer than some wind blown suburban tract in the California desert.

If buying with no more than you know now, then hopefully your luck will land you in a place you're happy to call home.

After chatting with my wife, we definetly like the allure of being a '2-hour-drive' from anywhere (rule out Vegas, Phoenix). Ocean, Theme Parks, Sporting Events......basically anything.....however, Riverside county is looking more and more like the winner based on what I'm reading/hearing/seeing.

I thought I posted this, but it was 3 am when I wrote it, so maybe I deleted it instead.

Anyway, Brian, you seem set on Riverside County, but are you familiar with the weather? I know someone who lives a brand new 6 bedroom, 2 story home in Mira Loma. It's a beautiful house, but she can't get me to buy out there, because of the commute, the extreme weather and the neighbors. When it's cold, it's cold. I don't mind that. It's the scorching HEAT! You'd have to have the A/C on all summer long, which will take your bill in the hundreds. Once you go outdoors, the heat just hits you in the face. Last fall, I spent the night there and the wind was blowing so hard I thought it was Hurrican Katrina outside.

Some of the deadbeat families who couldn't afford to buy in LA have moved to the Inland Empire also so you might end up with neighbors with multiple families cramped into a house with all parking spaces taken up by their cars. Unruly kids too.

There are some good people who watch out for one another, but watch out for the troublemakers out there.
