thanks for the tips. No problem with engineers but they tend to be boring. And as for $180k being enough for Long Beach I take it you've not lived there? You can either live in the ghetto or rent. I don't rent if I can help it...

LB schools are actually pretty good. Particularly Wilson and Poly(don't let greatschools ratings fool you, if the child is willing to put in the effort there very few public schools with the quality of education those schools can provide). The district wins awards for excellency in urban education frequently

there are affordable parts of long beach that are still nice, did you look north of the 405? stay east of the airport and there are plenty of nice, older homes in the area that can be had for well under $600k.

Directly north of the freeway there is California Heights, which I imagine is cheaper than Bixby Knolls which is a bit further north

tho just discovered after talking to our Mortgage guy we won't be able to use the rental income on our other properties to qualify for a new loan. That means we may be renters for a year or so longer. God I hate renting.
