Hello all.

We are planning on relocating to OC over the summer, and are strongly considering renting a SFH in Irvine. The job is in the Fashion Island area.
Most rentals (satisfying our budget and home size criteria) seem to be in the Northwood village area.

Please give us your opinions on the nature of commute from this part of Irvine to Fashion island, versus Woodbridge/Westpark(where some homes seem to be very close to the freeway), or the Univ Park area (homes are much older and show wear). I would love to be in the Turtle Rock/ridge part, but it seems out of our range.

Irvine's major streets get a lot of traffic but it moves pretty well. I'd guess Northwood to Fashion Island would be maybe 20 minutes. Woodbridge or Westpark might be 5-10 minutes less. The trick to driving on Culver Dr. is to stay in the middle lane. There's always someone going 35 in a 45 zone in the fast lane and taking 1/4 mile to slow down to enter a left turn lane. Stay in the middle lane and you'll get through faster.

I live in Westpark. Once you get north of Alton in Woodbridge or Westpark, you lose any significant freeway noise from the 405. It doesn't seem to pick up again till you get north of Walnut as you get closer to the 5.

If you are coming from Irvine towards fashion island, its best to avoid jamboree and culver dr. Take Harvard to University then cut back over toward jamboree to get to FI. 20-25 minutes in rush hour, but you'll save the freeway on/off ramp entanglements by the 405.

Quail Hill is kind of isolated on the south/west side of the 405. You could just go north on the 405 one exit get onto university then pick up Macauther. That would take 20-25 minutes. You'd hit more lights but less stop & go and you'd avoid the 405 during rush hour.

If you make a friend who lives in Shady Canyon, you could go the back way, thorugh the gated community and that would probably only be 15 minutes. But they're pretty persnickety there....

When I used to live and drive to Newport I would hop on the 405 North and get off Jeffery (or take Sand Canyon to Alton then to Jeffery). Jeffery turns into University and take that to MacArthur down to Fashion Island...probably a 15-20 minute drive depends on when you leave.

I lived in Westpark a few years ago. I agree it took maybe 20 mins from there to Fashion Island area. Loved Westpark and Woodbridge. Great schools too.
