This means that they will, according to Oregon law, be required to have an urban growth boundary to determine where growth will occur. They will also be required by Oregon law to have a 20 year supply of residential land. The town has basically nothing now. But, it's only a half hour drive from Bend and very cheap comparatively. Bend has become a playground for the rich and average folks can't live there anymore. They're moving to the outlying areas--Redmond, Prineville, Madras. Eventually, they're going to start flocking to LaPine.
There are many lots around LaPine with a lava substrate that will not perc. There is no possibility of getting a septic permit. I don't know what the sewage treatement system in LaPine is like, but if it has some spare capacity, developable land just outside the city limits, with good access to roads, water and sewers, could be a good investment over the next few years.

I have talked to county planners over there who tell stories of people who bought 5 acres near LaPine expecting to build, only to find that they only thing they could do with the land is park a travel trailer there six months out of the year.

THat doesn't sound right, the only way a Residential property can be sold is if it has septic approval, or states that it has no septic approval making it a recreational lot.

Someone did something illegal if they sold a lot as buildable and it wasn't.

freedom.

You don't have to sell a parcel as anything. If you don't make any representations, it's caveat emptor. The world is full of Californians with more money than brains.

"5 acres near Bend, trees, wildlife, only $110,000."

You will get a sucker to bite.

Points for honesty. That money wont last forever. Good luck on the dream.

Its happening in all markets I've researched. People posting ludicrous amount of money on a property hoping an out of state buyer would think it was a reasonable price.

Land prices around San Antonio are reasonable. Some bits more valuable than others. It's all marketing. A lot of the land is sand or rock with the prime lands buoying the pricing on the "not so prime". Very much caveat emptor.

Mainly white people? Wow. I can't even believe you went there. I threw up in my mouth reading that.
