Thanks everyone. My husband found a place near River Forks Park. Can you say 'fish on!'? hehehe

We went there last weekend looking for houses and was sorely disappointed. I thought the price of houses dropped? We also thought we had a pretty hefty budget for that area but it's seems that's only correct if what we're looking for is a 60s/70s dirty old suburban ranch house. And it is not.

I'm either going to have to severely increase my budget or else cry myself to sleep for the rest of my life in a 60s/70s dirty old suburban ranch house. KAKA!!!!

Get down and dirty on the house hunting. Find a house you like and offer what you can afford, no matter what the asking price is. The asking price is a fantasy, quite typically 30% or 40% more than the place is worth. The worst they can do is say no, but if you don't offer you will never get anywhere. If people are asking enough to cover their mortgage, you may have to negotiate with the lender for a short sale. It can take months for a bank to approve a short sale, but they will do it if they think they are going to get stuck with the property. This is a buyer's market like nobody has seen in 25 years. Take advantage of it. Be aggressive.

When my wife and I bought our place, we house hunted every weekend for three straight months, and finally found the place we bought just driving down the road. It had been for sale for so long it wasn't even listed in the multiple listing book. Your dream house is out there. You just have to want it enough.

Excellent advice Larry.

I see so many that get discouraged or become emotionally attached to a property and go overboard.

There is nothing worse than the feeling of buyer's remorse after the deal is done... just as the great feeling in knowing you bought the home you want at the right price.

I've bought a fair number of homes over the years... looking back, probably 10 or 12 written offers for everyone I bought.

There is also a learning curve that comes with knowing the market... making an offer you can live with is the start.

A co-worker just closed on his forever home... land, river, some pasture land and a honest to goodness log cabin... He looked for a long time and couldn't be happier... He's fixing up the out-buildings and finalizing his plans for the family home... in the meantime, the family is enjoying the log cabin and the neighbors couldn't be nicer...they were concerned a developer was going to try and subdivide... so having a family move in and making the place a home was enough to get the welcome mat out.
