I hope to be moving to the Willamette Valley this year. My plan is to rent an apartment while exploring the area more thoroughly, and eventually buy a house to share with a relative (btw, we're both retired, so employment isn't a factor). In the SF Bay area, the typical terms of a rental are a one-year lease, which then converts to month-to-month when the year is up. Based on a little looking in Corvallis, it seems the prevailing terms are different: shorter leases are available, but when the lease is up, the tenant then has to sign a new one, rather than go month-to-month. Naturally, this would be inconvenient while house-hunting, in case I found the right house one month into a new six-month lease.
Is month-to-month rare in Oregon, or did I just not look at the right apartment complexes? (the ones I visited were all large, fairly new ones on the north side of town).

So you are OK with a one-year lease, but have an issue with a six month renewal? Craigslist seems to have a lot of month to month rentals listed for Corvallis.

I was comparing what I'd learned about OR rentals in a brief visit, with my experience in CA.

Corvallis is a weird case for rentals because of the university. You may not find the same restrictions in other Oregon cities.
